A. Work orders, resident service requests: All unit owners request for service are logged in to our Tops Software system. A work order is created and sent to the vendor or service person to accomplish the task requested or for further investigation. By using the Tops system your community automatically has a follow up system in place. Our managers are vigilant in ensuring that appropriate requests for service are attended to timely. The overwhelming benefit for all parties is the permanent record created that is very useful in tracking repair costs and evaluating replacement considerations. In today’s legal and insurance environment this comprehensive documentation is invaluable.

B. On site or on call maintenance services: Whether your community opts for onsite maintenance personnel or as needed CCM is experienced and well staffed to handle all of your needs with just one call. We have years of experience through trial and error in creating your community their own tailored maintenance plan. We maintain an experienced fully staffed maintenance service department with fully stocked trucks and vans ready to meet your needs.

C. Minor repairs: From time to time your community may need a minor repair completed, whether it is changing a light bulb, a light fixture or replacing a door, we have the personnel and experience within our team. If you prefer we can arrange with your existing vendor or an outside vendor as well. We have the experienced personnel on staff to handle any and all of your maintenance needs no matter how complex.

D. Major repairs and projects: We have gathered the experience, knowledge and wisdom during the 20 plus years we have been in business to plan, coordinate, bid, and implement your major repair and renovation projects. Whether it is painting, paving, roofing, pool resurfacing, or any other major item. Chances are we have done that type of project before. We are not the new kid on the block, by availing your community of our knowledge and experience you can avoid mistakes, save money, and best of all execute your major projects with minimal stress.

E. Preventive maintenance: Preventive maintenance programs are the foundation and cornerstone for efficient and cost effective community maintenance. It is a well proven fact that the investment in preventive maintenance saves tenfold over the cost of re active emergency repairs. Our team will work with the Board and your professionals to create a cost effective scheduled preventive maintenance plan tailored specifically for your community.

F. Irrigation: In addition to being a State licensed Community Association Management firm ( New Law January 1, 2009 ) Consolidated Community Management, Inc. is also a licensed irrigation contractor License # ( 02 CLS 697 X ) We have the skills, testing equipment and inventory to develop and execute a comprehensive irrigation maintenance plan for your community.

G. Janitorial: Many communities have CCM place personnel on site fulltime, to accomplish the janitorial requirements for their communities. Other communities find that having an outside service provider better suits their needs. Whether your community requires fulltime personnel, or just weekly service for dumpster areas or a pool cabana we are capable of meeting your needs, and exceeding your expectations. We maintain MSDS safety sheets on all products being used on your property as required by law.

H. Bulk Trash removal: No one likes to endure the sight of illegally dumped furniture or appliances within your community, or in the dumpster areas. CCM has their own personnel and equipment to efficiently remove these items and disposes of them in a proper legal manner. Illegal dumping attracts more illegal dumping, not to mention the potential for rodent activity.
